ANALYSIS OF DEMOLITIONS AND NEW CONSTRUCTION IN THE NORTH END OF PALM BEACH - OCTOBER 2008 TO JULY 2014
 
In the summer of 2014, the Preservation Foundation’s Baker interns Daniella Cioffi and Hannah Smith did an analysis of demolitions and new construction in the north end of the town of Palm Beach; that is all the areas north of Royal Poinciana Way.
 
They looked at the time period from the onset of the Great Recession when the economy slowed in October of 2008 to July of 2014 when the economy was recovering.
 
Using documents from Town of Palm Beach Architectural Review Commission meetings, they examined projects for information such as the year built of demolished properties, the year built of newly constructed properties, the architectural styles, the lot coverage, and the setbacks.
 
Trends were discovered.
  1. 53% of the buildings demolished in the north end were originally built in the 1950s and 1960s.
  2. 47% of all demolitions have occurred in the past two years. 67% of demolitions were of 1 story properties while 60% of newly constructed properties are 2 story properties.
  3. Befitting an increase in size of properties, the floor area ratio, which is the total square feet of a building divided by the total square feet of the lot the building is located on was 24.5% for the buildings demolished and increased by just over 9% to 33.7% for newly constructed properties.
  4. The average setback appears to be declining with demolished properties averaging a 32 foot setback while newly constructed properties have on average a 30 foot setback.
  5. A cluster of demolitions has occurred in and around the area of Ocean Terrace.
